The Problem

We connect to what you already run and build one register over it. Homes, blocks, components, certificates, surveys and cases are linked to each other and to the record they came from. Nothing is migrated and nothing is replaced.
Every value carries its lineage: which system it came from, when it last changed and who changed it. Data quality is scored field by field, so gaps have an owner and a worklist.
On top of the register sit dashboards, exception lists and AI search, so a surveyor or compliance lead can ask a question in plain English and get the answer with the source documents attached.

Do we have to replace our housing management or asset system?
No. We connect to the housing management, asset, compliance and repairs systems you already run and build one register over them. The source systems stay where they are and remain the place your teams do their work.
What does the golden thread need from our data?
For higher-risk buildings, the Building Safety Act requires building information to be accurate, up to date, held digitally, kept secure and available to the people who need it, with a record of what changed and when. We build that register and its audit history over the systems where the information already sits.
Can you fix our data quality before a regulatory return or board report?
We measure it first. Each field is scored against agreed rules for completeness, validity, consistency and timeliness, so you can see which homes, blocks or components have gaps and who owns closing them. Fixing the data then becomes a worklist rather than a one-off cleanse.
Have you worked with housing providers?
We have demonstrated Xefr to a housing association's data team, and their data architect called it "a truly superb system". Our delivered work is in regulated construction and infrastructure: the platform that runs the certificate lifecycle for BBA, and the data mapping and visualisation layer on HS2.
How do you handle tenant and personal data?
Xerini holds ISO 27001, ISO 9001 and Cyber Essentials certification and is registered with the ICO. We agree what personal data is in scope during Discovery and bring in only what the register needs.
Can public sector bodies buy through a framework?
